Floor Coatings

There are many misconceptions whens it comes to concrete floor coatings. The most prevalent is that all coatings are epoxy based products. However epoxy based products are not in fact always the best option. For most residential applications a combination of epoxy products with a Polyaspartic top coat will provide a more flexible, scratch & chip resistant finish as compared to epoxy products that are much harder and less flexible. Prior to selecting the best coating for the application there is one very important factor that needs to be determined, is there excess moisture under your concrete? If the concrete has moisture wicking up through it there is no finish that will bond to the concrete surface permanently. The moisture will separate the coating from the concrete. If there are moisture issues the floor would need to be removed and the moisture issue resolved by installing a proper base and vapor barrier before pouring a new concrete floor. 
There are many products out there as floor coatings go from DIY paint and epoxy coatings at big box stores to professional Commercial & industrial epoxy and polyurea/polyaspartic, polyurethane coatings. None of these are created equal, each has its own place and life expectancy. Big box store kits with acid etching prep can last 1-3 years before coming apart and looking worse than the floor did with no coating. Professionally installed epoxy coatings have long cure times and aren't very flexible which cause them to chip easier as they do not flex as much with impact, tire marks are also common on epoxy floors.
